It’s an easy choice for families prioritizing space, newer homes, and a more suburban rhythm, and who don’t mind trading a shorter beach commute for it. Just budget for CDD fees on top of your regular property tax bill.

Choose Sarasota If…

Being close to the Gulf and having a walkable, culturally rich downtown matters more to your day-to-day than having the newest possible construction. Sarasota proper offers more variety in home style and era, a genuinely walkable urban core, and the shortest possible commute to the beach. It also tends to suit buyers who want more character and less uniformity in their neighborhood.

The Middle Ground

Palmer Ranch and the area around University Town Center sit geographically between the two, offering some of Lakewood Ranch’s newer construction and school quality with a noticeably shorter drive to the beach than Lakewood Ranch itself. It’s worth a look if you’re torn between the two.

The Real Trade-Off

At its core, this comparison comes down to beach proximity versus newer construction and amenities. If you find yourself wanting both, it’s worth widening the search to areas like Palmer Ranch or the western edge of Lakewood Ranch, where the two priorities start to overlap.
